Water, gas, sewer and sanitary, pumps, tanks and wet fire services for commercial construction. Hydraulic is one of the first trades in and one of the last out, so the package is only as good as its coordination with structure, civil and mechanical.

The problem
The package is tendered off drawings that will be revised, then installed after the structure is up, the civil is in and the mechanical has already taken the ceiling space. Every one of those changes lands on the hydraulic contractor, and the builder wears it as either a variation or a delay.
The way to reduce that is not to build faster at the end. It’s to read the whole document set at the start, walk the site, and get the conflicts on paper while they can still be resolved with a drawing revision instead of a demolition saw.

Scope detail
Which of these apply depends on the project. The proposal states exactly which are in and which are out.
Incoming supply, metering, reticulation, isolation and tempering. Includes individually metered manifolds where each tenancy or unit needs independent isolation.
Supply, metering and reticulation to appliances and plant, coordinated with the equipment schedule and the appliance connection requirements.
Sanitary drainage, stacks, vents and fixture connections, set out against the architectural fixture layout and the civil connection points.
Pressure sets, sewer and sump pumps, duty and standby arrangements, level controls and alarms, commissioned and documented.
Storage, break tanks and harvesting tanks with charged lines, first flush, pumps and reuse reticulation for irrigation, flushing or washdown.
Tanks, arrestors, sampling points and connections, with the authority requirements addressed at design stage rather than at inspection.
Wet fire pipework and equipment installed and coordinated with the fire engineering requirements and the certifying authority.
Delivery
Hydraulic works touch nearly every other trade. Most of the delay on a package comes from sequencing, not from the pipework.
